When calling apartments be polite and courteous and explain your situation by saying you have a property debt and share the amount of the debt. Please never ask the apartment if they offer second-chance leasing or anything similar to that. Apartments frown on that term and most likely will say they do not offer 2nd chance leasing although their policies say differently. Every apartment should have written eligibility criteria that you receive prior to submitting an application.
